The Victorian Fairfield Hospital is a grade II listed structure located south of Stotfold in mid Bedfordshire. Permission exists to convert this building into flats and leisure use. Tetlow King were appointed to produce a Master Plan and Urban Design Code to control the enabling development of up to 650 new residential dwellings within the hospital grounds to the north and south.
The Master Plan and Design Code set out detailed guidelines for the construction of a high quality development with its own character that respects the setting of the hospital building. The Design Code has enabled different developers to work within a given framework that promotes consistency in developing character areas whilst maintaining subtle differences between ownerships.
A network of open spaces are linked by a hierarchy of streets and pedestrian links. Retail elements are located at the centre of the settlement opening onto an urban park which was an existing feature of the original grounds.
Tetlow King's work at Fairfield Park has received recognition from a Consortium led by CABE (Commission for Architecture and the Built Environment) and the Home Builders Federation for its masterplanning, design coding and detailed design work.
