The site is located on the west bank of the River Torridge to the south of Appledore. The centre of Northam is around 1km west of the site, the centre of Appledore is 1.2km to the north and the centre of Bideford is around 3km up the river. There are a number of other settlements nearby including Westward Ho!, Instow and Westleigh.
The site has frontage onto the River Torridge and the adjoining foreshore is part of the Taw Torridge Estuary SSSI. The site of the proposed development covers approximately 22 hectares in total including at least 6.52 hectares of play areas, formal and informal open space and landscaping,.highway infrastructure and parking, pedestrian and cycle infrastructure.
The vision is to create a new marina, residential and mixed uses which will assist in promoting tourism and creating employment opportunities in the area. The neighbourhood will be attractive and high quality with a strong sense of character and identity which links positively with the existing development in the area.
The retention of the existing natural landscape structure and TPO trees helps to shape the morphology of the scheme. The development aims to preserve and enhance biodiversity by retaining natural features on the site, reinforcing them by creating opportunities for new habitat areas. |
