What are Flood Risk Assessments?
Under the previous EcoHomes Assessment methodology, an Environment Agency (EA) Flood Zone Map demonstrating a low flood risk was considered to be sufficient evidence for two credits to be awarded. However, the EA mapping system only appraises the risk of flooding from fluvial or tidal sources. In order to meet the evidence requirements of the Code for Sustainable Homes, a Planning Policy Statement 25: Development and Flood Risk compliant Flood Risk Assessment (FRA) must be provided; otherwise two easily achievable SUR2 credits will be lost. To comply with PPS25, an FRA must consider a development’s risk of flooding from fluvial, tidal, sewer, groundwater and surface runoff sources.

Tetlow King are experienced at preparing PPS25 compliant Flood Risk Assessments to satisfy the SUR2 criteria. Generally small developments of less than a hectare and in Flood Zone 1 have not had an FRA prepared in support of their planning application. If this is the case, we will appraise your drainage design, including the use of any Sustainable Urban Drainage Systems, and carry out the necessary desk research to produce a comprehensive FRA for submission to BRE as Design Stage and Post Construction Review evidence..
